Shell & Warehouse

Define what the shell must support.

Coordinate the base-building systems, utility provisions and known tenant needs before the scope moves into detailed design.

CyBuild connects mechanical, electrical and plumbing requirements with the architectural scope and the information available about the building. Shell work, tenant work and future provisions need clear boundaries.

THE COORDINATION BASIS

Establish the provisions and the limits.

A building shell and a tenant-ready space are different starting points. Identify what is included now, what is reserved for later, and which assumptions still need confirmation.

Mechanical

Match the intended use to the system basis.

Coordinate proposed equipment provisions, ventilation needs and routes with the building layout and known future uses.

Coordination questions
  • Which uses and operating assumptions support the current equipment and ventilation basis?
  • What roof, shaft, distribution and service-access provisions belong in the shell scope?

Electrical

Separate available service from future allowances.

Bring utility-service information, distribution arrangements and proposed loads into a consistent scope discussion.

Coordination questions
  • Which service and distribution information is confirmed, and which capacity assumptions remain open?
  • Which tenant loads, metering provisions and equipment connections are included in the current issue?

Plumbing

Place the utility interfaces where the work needs them.

Coordinate water, drainage, gas and equipment interfaces with the active architectural and tenant requirements.

Coordination questions
  • Which connections and receiving systems are part of the base-building work?
  • What locations, elevations and future tenant demands need confirmation before provisions are fixed?

THE NEXT CONVERSATION

Start with the scope and the open question.

Tell us the proposed building use, the shell or tenant boundary, and the next design milestone. Available plans and utility information help identify the questions to resolve first.
